The jurisdiction of the court includes all landlord-tenant cases, replevin actions, motor vehicle violations, misdemeanors and certain felonies. In civil cases the District Court has exclusive jurisdiction in claims for amounts up to $5,000, and concurrent jurisdiction with the circuit courts in claims for amounts above $5,000 but less than $30,000. The jurisdiction of the court in criminal cases is concurrent with the Circuit Court for offenses in which the penalty may be confinement for three years or more or a fine of $2,500 or more; or offenses which are felonies. BNI's Tenant-Landlord Hotline serves residential landlords and tenants throughout Maryland, with the exception of Montgomery County. The hotline handles more than 20,000 calls annually and there is no charge to callers for the service. Hotline Counselors provide both landlords and tenants with information about their rights and responsibilities under Maryland Tenant–Landlord Law and refer callers to other state and local resources such as rent court, small claims court, the local housing code enforcement office, and other legal resources where appropriate. Counselors are unable to provide callers with referrals to lawyers.

Since this property has received funding in part through the Low Income Housing Tax Credit (LIHTC) program, a certain number of units are set aside for lower income households. This property has also received funding in part through the Section 515 Rural Rental Housing (Section 515) program. Very low, low, and moderate income families, elderly persons, and persons with disabilities are eligible to live at this property. Persons or Families living in substandard housing have priority for tenancy. Section 521 USDA Rental Assistance is also accepted.
